Shop Reconstruction

Victor Dietel's tenement house in Greiz. In the background the Upper Castle.

A stylish shop will be arranged on the ground floor with two large round glass entrances and a colonnade inside the spacious room, attracting the attention of pedestrians.

Basement Floor

The necessary reconstruction measures allow the basement floor to be redesigned. A row of columns will give the shop a distinctive character. Additionally, the vaulted basement should be clearly visible, and the view from inside the shop onto the vaulted basement is something truly special.

Columns

In the shop area, a row of massive natural stone columns will support the arches and the vaulted basement. If desired by the developer, the use of concrete, reinforced concrete, or cement mortar should be avoided.

Our goal is to restore the shop so that it is representative both outside and inside and includes a toilet.

Shop Renovations

The shop has been redesigned several times in the past. Originally, it had a separate entrance. First, the entrance was converted into a large display window measuring 3.6×2.8 m. Later, the display window was split into two windows and offices were created, but without a toilet. Eventually, the space lost its demand. Some architectural plans even considered adding basements with ceilings of 3.30 m and windows of 1.80×1.10 m!

Restoring a Separate Shop Entrance

The windows need to be removed and a separate entrance to the shop restored. At this corner, the building’s angle protrudes a quarter brick from the main block, forming a kind of tower, recognizable also by the roof shape. By arranging the entrance in this corner, the design can deviate from the general building style. On both sides of the tower corner inside the shop, a round opening will be made as a display window with an entrance.

Leveling Shop and Hall Floors

The location of the new entrance was chosen so that the shop entrance and the main hall entrance are at the same level, which previously, due to the slope, was lower. Thus, the floor levels of the shop and hall will align.

Shop Access

The shop will be easily and barrier-free accessible.

Installing a Shop Toilet

The immediate proximity to the technical room on the lower basement floor allows for a toilet in the shop. One will need to descend a few steps. Previously, the toilet was above a cesspit, one floor higher.

Replacement of Ceiling Beams

In the shop ceiling, individual small beams are replaced by larger ones. Currently, these are pine beams approximately 18×22 cm in cross-section. For the replacement, massive oak beams of approximately 25×35 cm cross-section are planned. The choice of material and the increased cross-section improve fire resistance. Moreover, the design ensures that the oak beams remain visible and are not covered by other ceiling materials. The spacing between beams will remain unchanged.
